Florence: Where Coastal Storms Meet River Valley Moisture
Florence sits at the mouth of the Siuslaw River where the Pacific Coast meets one of Oregon's lush river valleys. Annual rainfall exceeds 65 inches, with winter storms bringing intense, wind-driven rain off the ocean. The combination of coastal salt air and river valley humidity creates a double threat to gutter systems — corrosion from above and moisture from below.
The Oregon Dunes National Recreation Area south of Florence adds another element: sand. Wind-blown sand particles are abrasive and can wear away protective coatings on metal gutters over time. Homes closer to the dunes face accelerated wear on their exterior systems compared to inland properties.
Florence's residential areas feature a mix of newer construction in the subdivisions east of Highway 101 and established homes along the river and closer to Old Town. The older homes often have aging gutter systems that leak at every seam, while newer homes need systems properly sized for the extreme volume of water this area receives.
